Giant Tipi
Made from high quality canvas and timber from the South-East of England, the tipi’s sides can be raised or lowered, with clear side panels to protect you from the great British weather.
With capacity for 70 people seated or 120 standing, the 13m diameter tipi provides up to 132m2 floor space.
The giant tipi is designed to seamlessly link up to additional tipis to create flexible, larger event spaces. The possible linking configurations are limitless.
It’s the ideal inside-out space for a wedding, yoga and breathwork session, woodland dining experience or relaxing chill-out space.
Woodland Glade
Follow the pathway through the trees where you’ll find an open glade on the site of the former manor house. We have festoon lighting and log seating for 80 guests to gather beneath the dappled light of the woodland canopy for your exchange of vows. It’s also an equally dramatic space to hold an engaging corporate presentation or woodland dining experience.
Rose Garden
The Manor’s rose garden with manicured lawn creates a quintessential setting for a wedding ceremony or drinks reception. The scented roses and tranquil waterlily pond offer a romantic backdrop for hosting elegant gatherings.
Comfortably seating up to 150 people.
Old Oak Tree Circle
Take a seat beneath the canopy of the old oak tree circle to enjoy an alfresco dining experience or acoustic music set. It’s a natural gathering spot to reconvene with old friends and reconnect.
Open Lawn
With an expanse of manicured lawns at your disposal, there is ample space to design your dream tipi or marquee layout.
This open space is also ideal as an alfresco games and activity space.
The Manor Gardens has enough space to accommodate a hired-in glamping village, plus extra room for those wanting to BYO tent for a wild camping experience with home comforts.
Enjoy the twinkling stars in the night sky around the fire-pit, relax in the comfortable seating areas and enjoy a range of games and activities – perfect for those seeking adventure or tranquility.
We also have our own well-established woodland campsite, Badgells Wood, just two miles away.

Toilets & Showers
We provide disabled-access luxury composting toilets and urinals with capacity for up to 120 guests. Further facilities can be hired in for larger events.
Food & Drinks
In 2023, we partnered with Westwell Wines to plant 27,000 vines on Birling Estate. We’ll be producing our own wines from 2026, but until then, we work closely with some of Kents fantastic local vineyards and craft brewers for alcohol packages and can recommend local caterers.
Find Us
By Car – you can find us a convenient 5-minute drive from the M20.
By Train – take an 18-minute train journey from London St Pancras to Ebbsfleet International, then it’s a 20-minute drive or taxi ride from station. Alternative local stations are West Malling, Meopham and Borough Green.
Parking – there is parking space to accommodate up to 50 cars on site, with overflow parking a few minutes’ walk away.
The gardens are hidden away within the woods and only reveal themselves when you enter through the stone gates. Beautifully secluded, but with glimpsed distant views across the countryside to watch the sun setting over the Kent Downs.
